Job Description:

The Project Manager is responsible for the overall direction, completion, and financial outcome of a construction-management project. The Project Manager leads, directs and coordinates the day-to-day management of the project.

Essential Duties & Responsibilities*:
  • Lead in the development of high-performance teams through supervision, training, coaching, and mentoring. Ensure regular feedback is shared with staff
  • including timely completion of employee performance appraisals.
  • Manage and develop assigned staff toward maximum job performance and career potential.
  • Develop and improve upon assigned client relationships fostering a “trusted advisor” status.
  • Understand and administer JANEY’s contract and subcontract agreements.
  • Provide leadership to positively influence change.
  • Promote JANEY’s involvement in the community to help build strategic relationships and to embrace the community in which we live and work.
  • Foster and enhance architect, subcontractor and vendor relations.
  • Establish, update, and communicate the Master Project Schedule and manage its implementation.
  • May work with preconstruction team in development of project.
  • Manage budget and financial reporting, interpret and analyze reports to ensure adherence to project budget.
  • Provide leadership in risk evaluation, contract negotiations, fee and pricing decisions.
  • Understand, comply and advise others on JANEY’s business ethics and compliance programs.
  • Demonstrate high standard of persona; accountability and integrity. Mentor staff to the same high standards.
  • Manage and oversee field operation and engineering processes and procedures.
  • Drive enforcement of safety protocols by the project staff.
  • Work with Finance to initiate the Pay Application process and follow up to ensure payment is received in a timely manner.
  • Keep management informed on progress for project and budget through regularly scheduled Operations Review Meetings.
  • Provide leadership to foster an environment of diversity and inclusion.

*May perform other duties as assigned.

Qualifications:
  • Bachelor’s Degree plus 7-10 years related experience or an equivalent combination of education, training and/or experience
  • Thorough knowledge of construction cost, scheduling, estimating, purchasing, and engineering principles and techniques, as well as accounting principles
  • Proven written and verbal communication abilities
  • Proficiency with computer applications, including Microsoft Office Suite of programs
  • Must have advanced presentation skills
  • Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work and project schedule

Site Superintendent ensures that company processes and procedures are met in regard to safety, scheduling, budget, quality and customer satisfaction. Superintendent is also responsible for the supervision, direction, communication, and development of Project Teams; ensuring the overall positive outcome of projects in the area. This includes aligning all aspects of the project to meet internal and external Customer Expectations. Superintendent typical responsibilities and duties include, but are not limited to the following:

  • Ensure that the day-to-day coordination Field Crews and sub-contractors turn out high-quality work that meets the approved project schedule
  • Giving input in the project budget in conjunction with the project management team
  • Develop, document and communicate the work plan regarding changes made in the field
  • Maintain a thorough understanding of the project plan to be able to plan ahead and anticipate potential problems before they arise
  • Verify safety compliance on all projects; work through field team members to ensure safety hazards are identified and discussed daily in the Daily Preparation meetings
  • Establish credibility among clients and other trade contractors
  • Oversee daily reports
  • Develop and mentor project team members and oversee cross-project manpower movement
  • Create, manage and update the project schedule, create and implement contingency plans when necessary
  • Communicate schedule status, updates and changes to Project Team and Trade Contractors
  • Oversee planning, coordination and management of jobsite logistics
  • Supervise all on site construction personnel that are on the JANEY team.
  • Coordinate activities of all sub-contractor on the site.
  • Ensure all quality and quantitative goals are met on each job.
  • Ensure each job is abiding by the JANEY Safety plan and oversee site specific safety plans for jobs as needed.
  • Review requisitions for payment request from all sub-contractors with Project Manager to ensure accuracy.
  • Perform yearly evaluations for all employees under Superintendent Direction.
  • Conduct Safety meetings with all personnel on a bi-monthly basis.
  • Review daily reports for quality, details, clarity and correctness.
  • Attend de-scope meeting for all sub-contractors prior to contract finalization.
  • Conduct Pre-Construction meetings with all Sub-contractors.
  • Attend all project owner meetings on jobs.
Job Requirements
  • 5+ years experience working in Commercial Construction
  • Experience working on projects ranging from $550k to $15M
  • Client driven and Detail oriented
  • Reliable and Team Player
  • Must carry a Massachusetts CSL or Boston BC License
  • Must be OSHA 30 Certified
