Janey provided construction management at-risk services for an 88,870-SF office fit-out in Cambridge, MA. The scope included the build-out of four floors within the newly constructed 314 Main Street building, owned by MITIMCo, MIT’s Investment Management Company. The space is comprised of a mix of open office, huddle, conference, and phone rooms for the main employee work areas. Key feature points include sound labs and apartment-style workrooms to test the acoustic capabilities of electronic equipment. Additionally, the fit-out includes employee hydration and break areas, new tenant shower rooms, a parents’ room, and a serenity room for yoga practice.

High-end finishes include glass demountable partitions, wood-slat ceiling systems, wood veneer millwork, and terrazzo flooring, in addition to custom audio-visual niches and glass markerboards located in all conference rooms. Additionally, most rooms include a mix of acoustical wall panels and fabric wrapped panels to further protect against sound pollution. Coordinating millwork veneer ties the custom millwork, slat ceilings, acoustical wall panels, wood doors, and tenant furniture together. The mechanical systems include chilled beams, as well as several different types of lighting, including cove, pendant, recessed, and linear fixtures. Janey partnered with Gilbane, as well as strategic subcontractor partners to meet the diverse business enterprise goals laid out by the client.
